RICS Home Buyers Service (Home Buyer Survey)

The RICS Home Buyer Survey is a no-nonsense plain English report on the state of a property conducted by an independent, fully qualified RICS surveyor.

Why you need a RICS Homebuyer Survey

It's a shocking statistic that most home buyers decide to buy a house after a viewing of just 17 minutes total, especially when you consider most couples then take around an hour just to choose the curtains... You may be embarrassed to ask too many questions when viewing, or distracted from potential problems with the property by the estate agent's patter or the owner's furnishings.

A Homebuyers survey can also save you considerable time and money; a recent RICS survey showed that 1 in 4 buyers of a property that was not surveyed ended up with unexpected repair bills of over £1000 in the first year alone.

To book your RICS Homebuyer survey and report for Portsmouth, Chichester, east Hampshire and West Sussex, call us now on 01243 373506.

What is a RICS Home Buyer Survey?

Recently upgraded and updated to suit the modern home buyer, the RICS Home Buyer survey is a detailed inspection of the property conducted by a RICS qualified surveyor. Unlike a mortgage valuation that is done simply to establish the property value for the lenders' benefit, a RICS HomeBuyer report summarises a detailed visual inspection and professional checks on any conventional house, flat or bungalow built in the last 100 years or so, and is in reasonable condition.

The report includes:

  • a Market Value for the property
  • an insurance reinstatement figure - vital for home insurance cover
  • ratings of the condition of the property and outbuildings such as garages
  • guarantees, planning controls and other building control issues you need to know about
  • a list of any potential problems that might affect the value (and asking price)
  • advice on any repairs or on-going maintenance issues
  • any problems or issues that need to be investigated further
  • any legal issues uncovered that need addressing by your solicitors
  • location, environmental and energy efficiency information where available
