What is a RICS Home Buyer Survey?

Recently upgraded and updated to suit the modern home buyer, the RICS Home Buyer survey is a detailed inspection of the property conducted by a RICS qualified surveyor. Unlike a mortgage valuation that is done simply to establish the property value for the lenders' benefit, a RICS HomeBuyer report summarises a detailed visual inspection and professional checks on any conventional house, flat or bungalow built in the last 100 years or so, and is in reasonable condition.


The report includes:

  • a Market Value for the property
  • an insurance reinstatement figure - vital for home insurance cover
  • ratings of the condition of the property and outbuildings such as garages
  • guarantees, planning controls and other building control issues you need to know about
  • a list of any potential problems that might affect the value (and asking price)
  • advice on any repairs or on-going maintenance issues
  • any problems or issues that need to be investigated further
  • any legal issues uncovered that need addressing by your solicitors
  • location, environmental and energy efficiency information where available
